Cobden House stands on a generous plot of c. 0.5 acre.

The property is approached off of Hids Copse into a private Driveway providing access to a triple garage & generous parking areas.

A solid front door leads into a magnificent galleried reception hallway, featuring Italian tiled flooring. The eye is immediately drawn to the grand central oak staircase leading to the first floor, further complimented by internal bespoke oak joinery & internal doors. From the first floor landing a subsequent staircase takes you up to the second floor living and leisure areas.

The custom-fitted kitchen has been ergonomically planned and individually designed by InHouse of Oxford, to provide every facility & convenience, catering for family living through to formal entertaining. Natural granite work tops create a stylish environment with a practical and innovative solid Oak food preparation area. The kitchen opens out into a large breakfast area which has double doors leading onto a generous entertaining patio principally surrounding the rear of the house overlooking the garden.

Both the front and rear gardens are fully landscaped and feature a host of mature shrubs & trees complemented by the lawn area.

Construction

Highest quality traditional materials and building methods have been used throughout the construction of Cobden House. External walls are of cavity construction using quality stock bricks with stone window detail & natural through colour rendered panelling. Whilst the internal walls are of solid block work, providing extra stability & significantly reducing sound transmission throughout the property.

All windows throughout are leaded double glazed sealed units, which use the latest window technology combining all the advantages of aluminium, light, strong and complete resistance to warping, rot and rust on the outside and warm to the touch & excellent insulation requiring minimum maintenance on the inside.

Insulation

An exceptional level of heat and sound insulation is achieved by the solid construction. High levels of cavity wall, roof and floor insulation together with 20mm hermetically sealed double glazed windows ensure a comfortable and economic environment within
the house.

Plumbing & Central Heating

Full gas central heating throughout the house. Under floor heating systems throughout the ground, first & second floors with each room having an independent wall mounted thermostatic sensor which feeds back to an easily adjustable control panel. The water system incorporates the latest Megaflo pressurised tank ensuring that all shower and tap outlets have substantial water pressure.

Lighting & Electrical

The house is generously appointed with brushed steel power sockets throughout. A combination of overhead and wall-light points has been designed to suit each room, while additional five-amp lighting circuits have been provided in the reception rooms and all bedrooms. Low voltage halogen lighting has been supplied to hall, cloakroom, kitchen/breakfast, utility, study, drawing room, bedrooms & all bath/shower rooms. All light switches have brushed steel finish. There is external lighting to the rear patio, both porches garage & driveway entrance to the property. Smoke detectors connected to the mains on the hall and all landings.

Communication and Security

Specialist “Category 5” computer & communication wiring throughout the house with
Telephone & Data points to each floor & the garage giving access to Broadband internet.
Also Independent terrestrial and satellite TV to downstairs rooms all bedrooms & Garage
1st Floor. Audio cabling available in the study, drawing room, dining room,
kitchen/breakfast & master bedroom suite. NACOSS approved interior alarm system
capable of being linked to a central monitoring station.

Appliances

The kitchen features a Siemens multi function single oven & a Siemens combination
oven/microwave, Gaggenau 4 zone glass ceramic hob, Gaggenau 2 burner gas hob &
Gaggenau hob ventilation system, a Siemens fully integrated dishwasher & Siemens
American-style fridge freezer providing cold drinking water and ice-making facilities.

Internal Specification

High ceilings with decorative plaster cornices and generously proportioned doors throughout lend elegance and style to the property. Sumptuously tiled Bathrooms & Ensuites; all other walls are smooth plastered and painted. The Kitchen/Breakfast & Utility room have ceramic tiled floors; the remaining ground floor rooms, first floor landings, bedrooms and second floor rooms are carpeted.

Bathrooms & En-suites are fitted to an exceptionally high specification, with Classic white sanitary-ware supplied by Villeroy & Boch & Chrome fittings by Hansgrohe. Huppe> shower enclosures, Aestus chrome towel warmers & tiled floor & walls.

Garaging

The double and single garage doors can be independently operated either by remote controls or internal switch proving flexible use for up to three cars. Stairs lead to the 1st floor, which offers a light and spacious room with radiator heating suitable for various uses (Gym/Study/Storage), Cloakroom with Shower facility.

Complete Satisfaction

The property is independently surveyed during construction by the National House Builders Council who will issue their 10 year warranty certificate upon satisfactory completion.

A comprehensive documentation pack will include a set of house plans; guarantees and user instructions for fitted appliances; specialist fitting instructions for internal systems; confirmation of local authority building inspection approval and NHBC documentation.
